Readymade Homes in Devon
WITH a choice of beaches within a mile, and potential for stunning coastal views, new homes in Devon offer the chance to enjoy an idyllic location.
In a survey carried out on behalf of Elan Homes, 45% of people1 said location was the most important factor when choosing where to live.
The homebuilder’s Seascape development in Ilfracombe boasts a prime position with views over the town towards the Torrs, the Bristol Channel and the distant Welsh coastline.
But while buyers may expect to pay a premium to live in such a lovely setting, Elan is offering substantial savings on homes that are build complete and ready to move into.
Elan regional sales director Tracey Ball said: “Location has long been a high-ranking factor for home buyers. It therefore wasn’t a surprise that location was a higher priority than lowering household bills, energy efficiency and ease of maintenance.
Our new homes in Ilfracombe score highly when it comes to location. The development itself enjoys an elevated position, with the individual homes designed to make the most of the stunning views.
“Buyers who act now could be enjoying all that Ilfracombe has to offer before the end of summer as we have a small number of homes that are ready to move into.”
Current prices at Seascape start from £269,995 for a two-bedroom Atherington. A show home in this style is available to help inspire buyers.
“The readymade homes are priced for a quick sale,” Tracey added. “The kitchens have already been fitted and the bathrooms have been tiled so there isn’t the opportunity to make those personal finishing touches. A similar style property that isn’t yet built but with the chance to put your own stamp on it would cost considerably more.”
The Atherington features a combined lounge and dining room, with Juliet balcony to help make the most of the views, plus a well-equipped separate kitchen. The two bedrooms, which are served by a sleek modern bathroom, are at the rear of the property. The main bedroom benefits from French doors leading out on to the garden. There’s also an integral garage at lower ground level.
There’s the potential for homeowners to save on their household bills by moving from old to new.
Research by the HBF found that the average monthly energy bill for a new house is £105, meaning that over a year, a new house is £2,200 cheaper to run than an older one.
Thanks to their energy efficiency, Elan’s homes are potentially eligible for green mortgages, available from selected lenders.
Plus, unlike with an older property buyers won’t have to budget for repairs and renovations.
“A move to one of our new homes in Ilfracombe is perfect for those who love the outdoors as they can enjoy a leisurely stroll to Ilfracombe Harbour, Tunnels Beaches, Cheyne Beach and Rapparee Cove, all of which are less than a mile away. Rapparee Cove and the more remote White Pebble Beach have been named among the best wild water swimming spots in North Devon,” Tracey added.
“Sporty types will be onto a winner as the town boasts a range of clubs including football, cricket, rugby, golf, running and more. It’s also a great option for buyers with children, or who are thinking of starting a family, as there are well-regarded nurseries and schools for all ages nearby. When it comes to shopping, the town centre features a range of independent retailers, while for more serious shopping, Barnstaple is within easy reach.”
Future phases of Seascape will include stunning three-storey properties with balconies helping to make the most of the views.
