SAVVY buyers could see their household bills reduced by thousands of pounds with a move to a new home in Lancashire. Elan Homes is offering to cover a year’s mortgage repayments on selected new homes near Preston. Combined with a flooring package and turfed garden, the deal is worth around £18,000.

The incentive is available, subject to terms and conditions, at Whittingham Fold in Goosnargh.

All new Elan homes achieve a minimum EPC rating of B, with the potential for those who move from an older property to make substantial savings on their energy bills.

Marie Morris, sales director for Elan Homes in the North, explained: “When it comes to money saving hacks, moving to a new home at Whittingham Fold could offer the ultimate solution. The combination of our offer to cover the first 12 months’ mortgage repayments, subject to Ts and Cs, and the potential energy bill savings buyers can expect by switching from an older property to a new build home works out at around £14,600. That’s based on last year’s energy bills, which the HBF estimate saw new build homeowners save £2,600 on gas and electric compared with those living in older properties.”

Selected three and four-bedroom properties at Whittingham Fold are eligible for the mortgage contribution scheme.

Among them is the three-bedroom detached Marford with integral garage, priced from £294,995, including flooring and turfed gardens.

“The Marford is an example of how our homes are designed for modern living,” Marie added.

“Both the lounge and the combined kitchen and dining room benefit from French doors that open out onto the garden. It’s the ideal layout for those who want to make the garden an extension of their living space. It also helps make the most of the natural light, while also letting the air flow through the property.”

A convenient cloakroom completes the ground floor.

Upstairs, the en-suite to the main bedroom means the family bathroom serves just two bedrooms.

Whittingham Fold, on Henry Littler Way, will eventually feature just 21 new homes.

Despite the small scale of the development, there’s plenty of choice with a total of 11 house types being built by Elan.

Open market prices start from £259,995 for a three-bedroom semi-detached Glossop.

Moving to a new home at Whittingham Fold offers the chance to enjoy the rural idyl surrounded by rolling countryside while embracing village living. There are local stores and supermarkets nearby, while Longridge and Preston are also within easy reach.

The show home is open Thursday to Monday from 10am to 5pm. For more information see https://www.elan-homes.co.uk/developments/whittingham-fold.
